Every property in your results gets the same four answers, computed the same way.

Coverage

Does the rent cover PITI + HOA?

The headline number: estimated monthly rent divided by principal, interest, taxes, insurance and HOA dues. Above 1.0 means the rent covers the housing payment. Below 1.0 means it doesn’t, and we say so plainly.

Cash Flow

What’s left after the real costs?

Rent net of an assumed vacancy rate, minus the full housing payment and the operating costs most spreadsheets forget — property management, maintenance, and a capital-expenditure reserve.

Yield

Cap rate, cash-on-cash, DSCR

Net operating income over price; cash return over cash invested; and the debt-service coverage ratio a lender will look at. Same definitions a commercial underwriter uses, applied to a single-family house.

Which of these is actually better?

A rentability score puts the whole result set in one order, so twenty listings become a ranked shortlist instead of twenty separate spreadsheets.

How the Rent Estimate Is Built

A rent estimate is the whole analysis. Get it wrong and every number downstream is wrong, so we triangulate it rather than guess.

Source One

Active lease comparables

Live lease listings from the same MLS feed, matched on bedrooms, square footage and location. When the feed has comparable rentals nearby, they carry the most weight.

Source Two

A dollars-per-square-foot model

A rent-per-square-foot model calibrated to the local market. It is the steady hand when comparables are thin — it always produces a number, and it never produces a surprising one.

A third-party market floor

An independent rent index used as a sanity check. If our first two sources drift far from it, the confidence rating drops and you see that before you see the returns.

The Output

A range, with a confidence rating

You get a low, a blended estimate and a high — not a single confident-looking figure. When the three sources disagree, the band widens and the confidence drops. That spread is the honest part of the answer.

Where the Numbers Come From

Worth being blunt about, because plenty of tools are not.

Every dollar figure on the page — the mortgage payment, the coverage ratio, net operating income, cap rate, cash-on-cash, DSCR — is computed in code, from the same formulas an underwriter would use, and checked against a worked example we publish. Language models are used for exactly two things: reading your plain-English description and turning it into search filters, and writing the summary paragraph that explains what the numbers mean. They never compute a number and never revise one.

The assumptions behind the math — down payment, interest rate, tax and insurance rates, vacancy, management, maintenance and capital reserves — are shown alongside every result, because your assumptions may not be ours. If you finance differently than the defaults assume, the numbers move, and you should be able to see exactly why.

Is this financial or investment advice?

No. It is an estimate produced from public listing data and stated assumptions, for your own analysis. We are licensed real estate brokers, not investment advisers. Confirm any figure that matters with your lender, your accountant and your own inspection before you commit money.

How accurate is the rent estimate?

Accurate enough to sort a list, not accurate enough to sign a lease against. That is why every estimate ships with a range and a confidence rating instead of a single number. When lease comparables are plentiful the range is tight; when they are thin it widens, and you should treat the result accordingly.

Which areas does it cover?

The Triangle-area counties in our MLS coverage — Wake, Durham, Orange, Johnston, Chatham, Franklin, Harnett, Granville and neighbouring markets. You can search by county, by city or zip, by assigned school, and by minimum lot size.

What does it cost?

Nothing. It is included with a free VPEAK portal account, alongside MLS search, saved searches and new-listing alerts. We built it because the question “will this rent cover the payment” came up in nearly every investor conversation we had.
